Located in Onset, MA, Point Richard is a 90 acre undeveloped/green field. For reasons of its fragile ecology, and particularly for the development pressures being applied to it, the site appears to be the perfect model to test an alternative and reciprocal approach to site planning. After studying the area’s existing conditions (such as sun exposure, circulation, surrounding densities, and topography) CIVITECTS proposed a scheme for multi-family senior housing. The site plan consists of two neighborhoods; their placement corresponding to flood zones, adjacent neighborhoods, and topography. All houses have some solar power and roof slopes are orientated for maximum efficiency. Proposed plantings, bio-swales, and greenhouses mitigate water runoff, protecting the coastal habitat, aquifer and lens. The effort concentrates on seeking reciprocity within the built environment - minimizing impact while still developing the site to its full or expected capacity.
